House for sale

£699,950

England, London, Lambeth, Herne Hill, United Kingdom Property ID: 29156439

Property description

Charming three bedroom Georgian terrace of almost 1000 square feet, on a residential New Cross street, close to New Cross, Deptford and Deptford DLR stations (walk 4,9 and 8 minutes to these, respectively). Welcome features include a long garden, a cellar, period details that include a fetching fireplace, built-in storage and shelving and (period-sympathetic) double-glazed windows. Freehold.

The house is set back from the pavement by a neat front garden. Open into the hall to stripped and treated wooden floors which flow through to the double-reception which sits off to your left. A beautiful period fireplace is a great focal point in the front reception space, and it works, too (the original wooden shutter to the front window is also lovely!). Alcove shelving has been fitted in the front reception area: great for books and the like. Both reception rooms are generous at 11ft by 11ft, and 11ft by 10ft. If you preferred to separate them, this would be easily achieved. Back to the hall and open the door under the stairs for access to the cellar which is 9ft by 8ft. The kitchen is set to the rear of the house with back door opening onto the side return area. It’s fitted with wall and base units painted in a fun blue hue. The slate floor is a pleasing decision. The largely-lawned garden has rear access to a private lane which is handy for gardening and a box ticker for cyclists. There’s a paved area nearer the house with path taking you up the garden, and a useful shed space in brick set just beyond the kitchen (originally the w.c. back in the day).

Up to the first floor you’ll find the large master bedroom taking the width of the terrace. It’s 15ft by nearly 12. A bank of smart built-in wardrobes takes one wall, you have a pale carpet and two windows look out onto wide, street views. The bathroom sits adjacent to this room with white suite and overbath shower. We particularly like the large profile tiles and skylight in here. A neat single bedroom lies beyond (or equally good home office), with wardrobe to the alcove area, and the third bedroom (it’s a double) sits over the kitchen in position, with garden views.

This is a fast-becoming noticed location, with public and private regeneration taking place throughout and beyond SE14, SE8 and SE4. The Canary Wharf commute is easy with Deptford Bridge DLR so close, and London Overground trains can be picked up from New Cross, as well as main line services To London Bridge etc.

What else is local This area boasts great local galleries, bars, pubs and restaurants. We like The London Particular cafe an awful lot. Brockley Market on Lewisham Way is great of a Saturday. Lewisham Art House has some great classes and exhibitions on nearby Lewisham Way. You are also approximately a 20 minute walk from The Maritime Greenwich UNESCO World Heritage Site – comprising the historic town centre, the beautiful Royal Park and the related institutional buildings. The Royal Observatory is a must-go-to and the views from up here at the top of the park, looking onto The Thames and beyond, are really something. Deptford High Street is super local and thriving, with regular markets, handy shops, creative cafes and swanky restaurants: The Winemakers Club and Marcella are a real treat (book to avoid disappointment). The Curzon Cinema at Goldsmiths, Deptford Cinema and Greenwich Picturehouse are all a short walk away. Blackheath, New Cross, Peckham and Camberwell are all close for further options.
