"Sex sells" is an old maxim, but one Australian estate agent took it to heart this month when he stripped to star in a property listing video.

Kieren Gray, of Ray White Maroochydore, took off everything but his Speedos to advertise a three-bedroom house on the Sunshine Coast, telling viewers on YouTube: "This property’s so hot you’ve got to take your gear off before you go inside!"

Inside the home, Gray finds a woman lying on the couch. "It’s hot in here," she cries, wearing only a bikini. "Phwoar. So hot," adds the scantily-clad host before continuing his tour of the ground floor. He then opens the back door. "Plenty of privacy out here," he declares. "You could even get naked!"

While Gray does not go that far – he is still fully covered Down Under – some have speculated over whether the video marks a new trend in real estate marketing. Indeed, another Australian agent went completely nude last year to market a luxury home.

Produced by controversial company PlatinumHD, the cheeky 2011 video (definitely not safe for work) described itself as "one for the girls", featuring a naked man working out in the property’s gym to demonstrate the home’s privacy, while talking to other equally nude houseguests.

It makes the Speedos look tame, but while Kieren is far from 50 Shades of Gray, his swimwear was enough raise eyebrows at German publication E24. He told them: “Everyone will form their own opinions, but ultimately it’s about having the property that stands out from the others in the market.”

His trunks certainly did that, although The Sun reports that "so far the house is still listed on their website at £165,000." The video is now listed as private on YouTube. Watch it here:
